The Heat of July: Fireworks, BBQs, Hot Temperatures, and Real Estate?

Will the Local Market Ever Get Hot Again?

Contra Costa County Housing Market Update

The housing market in Contra Costa County has always been a sizzling spectacle, but this year there's been a slight chill in the air. As of mid-2026, the median sold price for all home types in the county sits at $950,000, down about 3.6% from a year ago, with homes now going pending in around 19 days — a steady pace reminiscent of recent summers. Sold price vs. list price is steady at 100%, slightly down 0.2% from last year. Active listings are up 33.8%, Pendings are up  4% and Sold listings up 1.5% from 12 months ago. The message is consistent: things have shifted, along with the economic and political picture here at home and abroad—and along with the seasons.

Forecast: A Shift in the Summer Breeze

Hold on to your beach hats. While the market has cooled somewhat, it's a course correction toward a more balanced market, where buyers and sellers stand on more equal footing.

Market Crash or Summer Sizzle? Here's the Likely Scenario

So what does this mean for you during these sun-soaked months? The good news: experts are predicting moderation, not a meltdown. Contra Costa County's fundamentals remain strong — a thriving job market, excellent weather, top-tier schools, and desirable communities continue to support long-term demand. Of course, real estate is hyper-local, so micro-market conditions still vary block to block.

Summer Tips for Buyers and Sellers

For Buyers:

  • Patience can pay off. With inventory expected to rise and the market rebalancing, you may find better deals by waiting a bit. Sellers are offering more concessions, and there is less competition among buyers.

  • Stay informed and be ready to move quickly when the right home comes along. If rates are holding you back, remember refinancing later remains an option. Ask your local mortgage specialist about special first-time buyer, first responder, and doctor loans.

For Sellers:

  • Price realistically. Overpricing in a rebalanced market can lead to longer days on the market and eventual price cuts.

  • Understand the shift. Competitive, market-aware pricing attracts serious buyers faster.
