All I Can Say Is "WOW!" – 17 Offers in Just 5 Days

The investors are out there, ready, willing, and able to buy homes—and I received 17 offers last month to prove my point!


Just last month, I was hired by an adult son to sell his mom's Walnut Creek home. This property was in original condition and well-loved. It had served the family well over many decades, but neither Mom nor the family had the funds, time, or energy for remodeling or repairs.

Why Investors Are So Active Right Now


Needless to say, investors are buying. In fact, I get 1-3 calls and texts each day from investors looking for their next project.


Investors are highly active and eager to buy fixer properties in the Bay Area right now due to a unique combination of market conditions: lower inventory of move-in ready homes, stabilized or slightly reduced prices for distressed properties, and rising rents that improve rental yield. Many traditional buyers are sidelined by interest rates, creating less competition for investors with cash or creative financing. Construction and permitting timelines, while still lengthy, are more predictable post-pandemic.


Investors are betting on long-term appreciation in the Bay Area, where housing demand remains strong due to limited supply and a robust local economy. They see opportunities to add significant value through renovation—either for resale or to hold as rentals in a market where quality housing is always in demand.


The Numbers Tell the Story


A recent report from CJ Patrick found that real estate investors purchased one-third of all single-family residential properties sold during Q2 2025—a 27% increase from Q1 and the highest in the last five years.


While large institutional investors are sometimes blamed for reducing inventory for individual buyers, small investors with 10 or fewer properties account for more than 90% of the investment market. Additionally, institutional investors actually sold more homes during Q2 2025 than they purchased, with 45% going to traditional buyers. On a state-by-state basis, Texas, California, and Florida have the highest number of investor-owned homes, mainly as they're also the most populous states.
